Managing your own planning application


In many cases, a conservatory could be considered a ‘permitted development’ – ie building work that does not need planning permission – but you should never assume that this will be the case, so always seek expert advice before starting work.

Pulling your plans together

If your conservatory needs planning permission and you are applying for what is termed ‘full permission’, you must provide detailed plans – including up to six site maps on a scale of 1:1250 – that show:

• your existing property, including all buildings on the site
• the proposed extension
• all adjoining roads and buildings. •

OS Sitemap

As a site-centred plan, OS Sitemap is available:

• in a range of scales – 1:1,250, 1:2,500 and 1:10,000
• in a choice of formats, including black and white or colour
• electronically or as a hard copy.

OS Landplan Data

Based on the largest scale of 1:10,000 Ordnance Survey raster map data, OS Landplan Data is site-centred plan that:

• includes fences, field boundaries, road names and buildings
• has the option of including contour information
• comes a choice of formats, including colour or black and white
• is available as a hard copy or in electronic format.

OS Landplan Plots

Another site-centred option that includes buildings and fences, OS Landplan Plots offers choices such as:

• a scale of 1:5,000 or 1:10,000
• including contours
• colour or monochrome
• paper or film format.
